Steel Roof Coating Questions
Can you coat over rust?
Over treated rust, yes. Loose oxide gets mechanically removed, remaining tight rust is converted and primed, and the membrane encapsulates it. Coating over untreated flaking rust is how cheap jobs fail, and we will not spec it.
What does it cost compared to a new steel roof?
Typically 30 to 50 percent of replacement cost, depending on prep condition and warranty tier. Unlike a tear-off there is also no interior downtime, no exposed building during the work, and no disposal cost.
How long does the system last?
10 years warranted at 40 mils, 15 years at 60 mils, and the roof is recoatable after that — a topcoat refresh extends the system without starting over.
Will it stop existing leaks at screws and laps?
That is the core job. The membrane is self-flashing: it flows around fastener heads and panel laps and cures into one seamless film, eliminating the individual penetration points where screw-down roofs leak.
What colors can we get?
Reflective white is standard for energy performance; gray and custom-tinted topcoats are available for buildings where appearance codes or branding matter.
